A multi-year program of security risk assessments, a security and safety manual, lockdown procedures and construction-phase security-by-design advice gave a national property group a consistent approach to CBD office security across its premium towers.
THE CHALLENGE
A national property group develops and manages premium-grade commercial office towers in major CBDs. Each of its high-profile office assets carried different risks arising from its location, the profile of its corporate tenants and its degree of public accessibility. The group wanted a consistent, good-practice approach to security across these properties rather than building-by-building arrangements. It needed a trusted adviser to carry out in-depth security risk assessments, develop practical emergency and lockdown procedures in response to an evolving threat environment, and give its major tenants assurance about how their premises were protected. For one new tower, the group also wanted security considered during construction, before the building became operational.
OUR APPROACH
Agilient delivered a multi-year program of security consulting across several of the group’s CBD office assets. For each asset, consultants conducted a security risk assessment aligned with AS ISO 31000:2018 and SA HB 167. Each assessment included site inspections of physical security infrastructure, access control systems and surveillance capability, engagement with building management, security personnel and tenant representatives, and threat and vulnerability analysis reflecting the building’s location, tenants and public interface. After the first assessment at one tower, Agilient was re-engaged to develop a site Security and Safety Manual with incident response protocols, escalation procedures and staff training. For an interconnected complex of buildings, Agilient developed detailed lockdown procedures to coordinate responses to active threat scenarios across diverse tenant populations. At a new tower under construction, Agilient carried out a foundational assessment that embedded security-by-design principles before commissioning.
