A multi-year retained program took office tower security at a premium-grade commercial building from ad hoc arrangements to a formal risk-based framework, with modern emergency and crisis plans and a tailored training and exercise program.

THE CHALLENGE

A premium-grade commercial office tower houses high-profile tenants from the banking, wealth management and legal sectors, and its management aims to provide discreet, efficient service. A heightened national terrorism threat environment created an urgent need to independently validate the building’s security and emergency preparedness. Management had to balance stronger security against tenants’ low tolerance for measures that might interfere with their business. The building had no formal Security Management Framework, so security was managed on an ad hoc basis without clear links to business objectives or a structured way to adapt to changes in threat level. Its crisis management plan was outdated and cumbersome, and tenant participation in security and emergency drills was low.

OUR APPROACH

Agilient delivered a multi-year, retained program of security and resilience services. It began with an immediate review of physical security, procedures and guard operations, engaging with building management and security staff and applying AS ISO 31000:2018 and SA HB 167. The resulting Security and Emergency Preparedness Report set out initial recommendations. Agilient then guided development of a formal Security Management Framework, with follow-up reviews addressing vulnerabilities in patrol regimes, CCTV, access control and reporting. The focus then shifted to operational readiness. Agilient reviewed and refined the emergency response procedures to align with AS 3745 and replaced the outdated crisis plan with an Emergency and Crisis Management Plan with clear activation protocols and responsibilities. Finally, Agilient designed and delivered desktop training sessions and practical exercises for building management and the security team, using realistic scenarios to test decision-making and coordination.

THE OUTCOME

Building management moved from reactive, ad hoc security to a structured, risk-based approach that respects the service expectations of premium tenants.
